Introducing the Due Diligence Report

Our new Due Diligence Report started exactly that way. A client came to us with a specific gap: they needed a faster way to screen properties for constraints and risks before committing to a deeper assessment. We worked with them to define the right scope, the right data layers, and the right level of detail. The Due Diligence Report sits between our Basic Zoning Report and Preliminary Site Assessment. The Basic Zoning Report answers, “What is allowed here?” The Due Diligence Report goes one step further and asks, “Is there anything about this property that could stop me, slow me down, or change my decision?” It combines zoning information with key constraint and risk layers, including development applications, flooding, conservation, natural heritage, official plan land use, permitted uses, and nearby utility infrastructure.

This makes the Due Diligence Report particularly useful at the screening stage. Investors and developers can quickly screen multiple sites. Realtors and buyers can use it during a short conditional period. Lenders, lawyers, and appraisers can get a defensible record of the constraints that were checked without commissioning a planning consultant.
