How reliable is this zoning information? Can I trust it as much as the municipality?
Yes. LandLogic sources all zoning, land-use, and regulatory data directly from official municipal publications. Our system is connected live, so updates flow in as soon as cities release them. Our team of planning experts structures the content so it’s organized and easy to interpret, while AI accelerates the extraction and standardization. Users can rely on our reports with the same confidence as municipal websites and verify directly when making formal applications. How often is the data updated, and how do you handle ongoing zoning changes?
Our reports update automatically whenever municipalities publish new bylaws or amendments, ensuring the information stays current. Cities that are undergoing reforms will appear in our system immediately after their new bylaws come into force. If data is temporarily unavailable during a transition, the report will reflect that until the official sources finalize their updates.

The Basic Zoning Report provides a clear summary of a property’s permitted uses, zone category, and key regulations, which is ideal for screening, listings, and initial due diligence. The Enhanced Zoning Report, launching on the GeoWarehouse platform in early 2026, will have everything found in the Basic Zoning Report, plus the comprehensive zoning bylaw details of each location, including all the restrictions, requirements, and measurements, as well as the listed conditions for all conditionally permitted uses.
Does the report include laneway suites, ADUs, multiplex permissions, or short-term rental rules?
Yes, when municipalities permit laneway suites or ADUs based on zoning, the Basic Zoning Report includes them. Multiplex permissions vary city-to-city, but are reflected when tied to the zoning category. Policies like short-term rentals depend on municipal-wide regulations rather than zoning, and those details will be incorporated more fully in our Enhanced Report and other specialized tools.
Does the Basic Zoning Report cover commercial properties?
The Basic Zoning Report applies to all properties, commercial and residential, because it’s built directly from municipal zoning bylaws, which classify land by permitted use rather than by current use. Many properties that appear residential today are actually zoned for mixed or full commercial use, and uncovering that can dramatically change their market value. By showing exactly what uses are legally permitted on any parcel, the report helps real estate professionals evaluate both commercial and residential potential, price properties accurately, and identify opportunities that would otherwise be missed.
Why is zoning sometimes unavailable for certain municipalities or properties?
If a zoning report is unavailable, it’s typically because the municipality has not released the necessary data publicly or the area is not yet part of our standardized coverage. LandLogic continuously scans for new data releases and adds municipalities as soon as information becomes accessible. This ensures that missing information is filled the moment a municipality publishes it.
Can I search properties by specific permitted uses?
This isn’t within the capabilities of the zoning reports, as their interface doesn’t support zoning-based search. But you can search properties based on specific permitted uses within LandLogic’s site selection tool. This allows users to filter properties based on zoning permissions, including specific uses like childcare, commercial uses, density types, and more.
How does LandLogic handle liability if zoning is incorrect?
Reports are built using official municipal sources and updated continuously, but users should verify critical items directly with municipalities when making decisions requiring legal confirmation. The reports significantly reduce research time and risk, but like all due-diligence tools, they come with standard industry disclaimers.
What makes LandLogic’s zoning data different from what’s available publicly?
The raw information itself is the same as what’s available publicly, but the problem is that most public zoning data is scattered, inconsistent, and difficult to compare across municipalities.
